Terms of Service

Effective date: September 28, 2026

1. Acceptance

These Terms govern your use of www.michaeljalil.com and any related services (the “Site”) operated by Michael Jalil, REALTOR®, a Texas real estate sales agent (Agent License: 811090) affiliated with Real Broker, LLC. Real estate brokerage services are provided through Real Broker, LLC. By using the Site, you accept these Terms; if you do not agree, please do not use the Site.

2. Real Estate Information and No Warranty

Property listings, market data, school information, and community content are provided for general informational purposes only. Listing data is supplied through Buying Buddy IDX from the San Antonio Board of REALTORS® (SABOR) MLS and other sources, is deemed reliable but is not guaranteed, and may not reflect every recent change. Listings displayed on the Site may be represented by other brokerage firms.

Pricing, availability, taxes, square footage, HOA fees, restrictions, property condition, and school-district assignments should be independently verified before any decision.

3. Not Legal, Tax, or Financial Advice

Nothing on the Site is legal, tax, lending, inspection, or appraisal advice. You should consult a licensed attorney, tax professional, lender, inspector, or appraiser for advice specific to your situation. No sale price, investment return, loan approval, or transaction outcome is guaranteed.

4. Representation and Compensation

Browsing the Site or submitting an inquiry does not, by itself, create an agency relationship. Representation and compensation arrangements are addressed separately through written brokerage agreements. Broker compensation is not set by law and is fully negotiable.

5. Acceptable Use

You agree not to scrape or harvest listing data in violation of MLS rules, attempt to disrupt the Site or its underlying systems, use the Site to send unsolicited communications, impersonate another person, or use the Site for any unlawful purpose. The IDX search features are provided for consumers’ personal, non-commercial use to identify prospective properties; any other use is prohibited.

6. Intellectual Property

Site content, design, brand marks, photographs, and code are owned by Michael Jalil or his licensors. MLS listing data and listing photographs are owned by the listing brokerages, SABOR, and their respective licensors. You may view and share Site content for personal use; you may not reproduce, republish, or commercialize Site content without written permission.

7. Accounts

Some Site features, such as saved searches and listing alerts, require an account through our IDX provider. You agree to provide accurate contact information, keep your sign-in details confidential, and notify us promptly of any unauthorized access. We may suspend or terminate accounts that violate these Terms.

8. Third-Party Services and Links

The Site uses third-party providers, including Buying Buddy for IDX property search, and may use providers for analytics, customer relationship management, and communications. The Site may also link to third-party websites. We are not responsible for the content or practices of those services, which are governed by their own terms and privacy policies.

9. SMS Messaging Program

If you opt in to receive text messages from Michael Jalil, REALTOR®, you consent to receive messages at the mobile number you provide. Opt-in occurs only when you check the dedicated text-message consent box on one of our forms or enable SMS alerts on a saved property search; consent is not a condition of purchase or of receiving any service.

Message types include responses to your inquiries, appointment and showing reminders, new listing and price-change alerts for searches you have saved, and occasional updates about our services. Message frequency varies. Message and data rates may apply. Carriers are not liable for delayed or undelivered messages.

Reply STOP to any message to opt out; you will receive one confirmation message and no further texts. Reply HELP for assistance, or contact us at home@michaeljalil.com or (210) 243-3449. We do not share, sell, or otherwise provide your mobile phone number or messaging consent information to any third parties or affiliates for marketing or promotional purposes.

10. Disclaimer and Limitation of Liability

The Site is provided “as is” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. To the maximum extent permitted by law, Michael Jalil, Real Broker, LLC, and their affiliates are not liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site, and total liability for any direct damages will not exceed $100. Nothing in these Terms limits rights that cannot lawfully be waived.

11. Indemnification

You agree to indemnify and hold harmless Michael Jalil, Real Broker, LLC, and their agents from any claim arising out of your violation of these Terms or your use of the Site.

12. Changes and Termination

We may update these Terms or the Site at any time. Changes will be posted on this page with a revised effective date. Continued use of the Site after a change constitutes acceptance. We may terminate access for any user who violates these Terms.

13. Governing Law

These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws rules. Any dispute will be brought in the state or federal courts located in Bexar County, Texas, and you consent to that jurisdiction.
